Circle Rate Hike Proposal
The circle rates, which are the minimum property values set by the government and used to determine registration fees and stamp duty, have been significantly raised in Noida, Greater Noida, and Jewar by the Uttar Pradesh government. This is the first change in almost nine years.
Noida: A 20% increase in high-rise apartments is possible.
Greater Noida: A 30% increase is suggested.
Jewar: The planned Noida International Airport may cause agricultural land prices to increase by about 70%.
The goal of the proposed increases is to bring official rates into line with current market values, which could result in higher transaction costs for buyers because of higher registration and stamp duty fees.
Increase in Real Estate Prices
The cost of residential real estate has increased dramatically between the end of 2019 and the first quarter of 2025
Noida: Prices have increased from ₹4,795 to almost ₹9,200 per square foot, a 92% increase.
Greater Noida: From ₹3,340 to ₹6,600 per square foot, a 97% increase.
